Why Should You Instruct the Rayner Property Bureau? 

1 - We are Members Of The National Association of Estate Agents

2 - Our Senior Managers have local property experience dating back to 1978.

3 - Each of them have between 10 and 20 years personal experience and are therefore much better equipped to negotiate the best possible price for you.

4 - They will personally handle the majority of offers and important negotiations. Poor negotiating by an inexperienced negotiator (irrespective of the size of the company for whom they work) can cost you dearly.

5 - They will personally supervise the progressing of your sale. The sale of your most valuable asset will not be entrusted to an administrative assistant or "sales progression department". The careful monitoring of your sale is matter for our most experienced people. A skilled Estate Agent can often detect and prevent situations that might threaten the smooth running of a sale that a less experienced negotiator would be unable to recognise.

6 - We will not let a relatively inexperienced negotiator handle difficult negotiations. Our Senior Managers are skilled "hands on" negotiators who will play a leading role in every aspect of the sale of your property.

7 - We have no desire to waste your time or ours arranging an appointment for someone whose ability to purchase is not compatible with your own circumstances. Before making an appointment for a potential buyer to view your property we will endeavor to obtain as much information from them as possible.

8 - Should you be nervous about allowing a stranger into your home, we can usually make special arrangements to accompany a prospective buyer.

9 - We will submit all offers to you in writing - even if we know that a specific offer will be unacceptable to you. This does not necessarily mean we recommend you accept the offer. We are simply obliged to provide written confirmation of all offers.

10 - We have considerable connections in the mortgage market to ensure we can assist your buyer secure the mortgage with which they feel most comfortable. In some cases this may enable us to secure a higher selling price. If you wish we will arrange for a consultant to contact you to discuss your own arrangements. This is totally confidential and may reduce your own mortgage repayments on the property you plan to purchase. Your home is at risk if you do not keep up repayments on a mortgage or other loan secured on it.

11 - Selective Advertising. Our network of local offices carefully choose the most suitable advertising medium in which to effect the sale of your property, be it in the local newspaper, the London Evening Standard or even The Sunday Times in order to capture the right audience.

Through this individual approach we hope to identify the finest features of each property and promote it to its full potential. Remember however that newspaper advertising is only one source of attracting a buyer. Sometimes our carefully interviewed register of buyers may enable us to introduce a buyer without even placing a newspaper advert.

Will this specialist approach be more expensive? No! We will still offer probably the most competitive commission package in the area.
